We were engaged to prepare a Major Planning Application ready for submission to Aberdeenshire Council to include Public and Community Council presentation with view to preparing site layouts with various house designs for market value and affordable housing. 

This project required constructive consultation with Environment, Roads & Planning Officers and Civil Engineers in order to take the plans from an initial concept and have them passed by Planning and Building Standards so that they could be delivered as complete homes to happy home buyers.

As always, we began by forming a design team with the most suitable consultants and together with our clients we worked upon the design for initial approval of the land owners prior to presenting the overall design to the public and community council.

A Major Planning Application was then submitted and approved by Aberdeenshire Council without objection which was a great achievement and a testament to the meticulous preparation and attention to detail that the design team worked together to provide.

This led us onto the detailed Building Warrant design for the houses and to Roads Construction Consent all of which were approved.  We continually work on new house designs and variations of the standard house type drawings to meet client expectations.

 

The overall Major Planning Process was a great experience for our team and one which we would have faith in again as it helped us discuss and consider the design first hand with fellow professionals on the Planning and Environmental spectrum.

We did have Environmental matters to consider and resolve but with the backing of a dedicated team of professionals this was all handled very well.  We produced a 3D model and video of the proposed site together with detailed drawings for the presentations and the 3D model and drawings are constantly being updated to meet any changes of any particular house type. Applications for all were then submitted for further approval by Aberdeenshire Council.

 

We ensured that all environmental issues were addressed and early work was carried out on site to put measures in place for dealing with surface water which was a chief environmental concern.

The site construction work is currently in progress and not yet complete but the development site is taking shape and beginning to fit in with the surrounding landscape and village although it will take time for the in-site landscaping to fully integrate. The use of very traditional features and materials such as slate and wet harl to walls including close attention to the granite stone work is helping the houses bring a fresh innovative design concept to the area.
